What it costs

What the audit costs, and what the incentive pays toward the work

The audit is always free. The National Grid incentive applies to the work.

The audit

Free

Every commercial energy audit we do is free, whatever the size of your building.

The work

70%

Of project cost through the National Grid Small Business Energy Efficiency Program, for a National Grid electric or gas account in the business name.

85%

Of project cost for a building in a designated disadvantaged community, same program.

SAVINGS AFTER EVERY AUDIT

You save at all three stages, starting before you spend anything

Finding the problem, fixing it, and running the building afterward. The cost comes down at every one of them, and the first costs nothing at all.

When the work is done

Mostly covered

The efficiency fixes

The National Grid incentive pays most of the project cost for the measures it covers, so your share is the smaller part.

What the building costs to run

Air sealing, insulation and right-sized equipment keep paying once the incentive paperwork is closed.

What gets inspected

Pick a part of your building. Here is what we check there.

For most small-to-midsize commercial buildings the on-site portion takes one to two hours. Nothing has to shut down while we do it, and if work is needed, your written estimate shows your cost after the incentive.

  • Roof assembly and insulation
  • Wall insulation and assemblies
  • Roof-to-wall joints and penetrations

How we check it

We look at insulation levels and where the assemblies are failing. In very cold or very hot weather, a thermal camera can also help show where heat is leaving through the roof and walls.

  • Windows and glazing
  • Entry doors and loading doors
  • Ventilation and air curtains

How we check it

Doorways, loading areas and service penetrations are where a commercial building leaks that a house does not. We check every one on the walkthrough.

  • Foundation and slab edge
  • Pipe insulation

How we check it

Part of the envelope inspection: we record where the foundation and slab edge are moving air, and note pipe runs that need insulation.

  • Heating and cooling equipment
  • General condition and age
  • Visible efficiency level

How we check it

A visual inspection of your heating and cooling equipment, to get a sense of its general condition and efficiency level.

  • Twelve to twenty-four months of National Grid bills

How we check it

Before the site visit, we read your electric and gas bills against the building's square footage and hours of operation. That sets the baseline everything else is measured against.

Questions

Questions Central New York building owners ask us

What does a commercial energy audit include?

A full inspection of the building envelope, meaning walls, roof, windows, doors and foundation, a review of your utility bills over the past twelve to twenty-four months, and a look at your HVAC equipment and insulation levels. We go over what we find with you, and if work is needed, you get a written estimate along with the incentives that apply.

How long does a commercial energy audit take?

For most small-to-midsize commercial buildings the on-site portion takes between one and two hours. The utility data review happens before we arrive, and we go over what we found with you.

What does it cost?

Nothing. Commercial energy audits are always free. If work is needed, your written estimate shows your share after the National Grid incentive.

What rebates and incentives are available for commercial energy upgrades in New York?

Patriot is an approved contractor for the National Grid Small Business Energy Efficiency Program, which pays most of the project cost for the measures it covers. The tiers and the cap are in the cost section above, and when you reach out we will tell you which applies to your building.

What type of commercial buildings do you work with?

Small to midsize commercial properties across Central New York, including office buildings, retail spaces, multi-unit properties, light industrial buildings and mixed-use facilities.

Do you have to shut the building down?

No. The walkthrough happens while the building operates normally. We schedule around your hours.

Who handles the incentive paperwork?

We do. We put together the program application from what we find on the audit and submit it for you.

Is this the same as a home energy audit?

The method overlaps, the programs do not. Residential work runs through NYSERDA's EmPower+ and Comfort Home programs. Commercial work runs through National Grid. If you own a one- to four-family rental, start with the home energy audit page.
